Window & door glass repair
Residential and commercial

Fogged, cracked or stuck? Most windows can be repaired.

Broken panes, fogged double-pane units, failed seals, sliders that drag and sashes that will not stay up. We fix the part that failed and leave the rest of the window alone.

The most common call we get is a foggy window, one that has fogged up between the panes. Somebody has usually already told the homeowner the whole window has to be replaced. It almost never does. The seal on the insulated glass unit has failed, moisture has crept in, and the fix is a new sealed unit cut to size and set into the frame you already have.

The same goes for a cracked pane, a patio door that takes two hands to open, or a double-hung sash that slams down. Each one is a part: a glass unit, a roller, a balance, a latch. We stock those parts and cut the glass in our own warehouse in Rochester, so most repairs are one visit. We do this work in Olympia, Lacey, Tumwater, Centralia and across the South Sound.

What this covers

✓ Fogged or cloudy double-pane (insulated) units

✓ Cracked, chipped or broken panes, single or double glazed

✓ Patio door rollers, tracks and handles

✓ Window balances, springs, locks and latches

✓ Screens, screen frames and screen doors

✓ Tempered and laminated safety glass where the code calls for it

If a salesman has told you your windows cannot be repaired, do not be misled.

Replacement companies sell replacement windows. We sell glass, parts and labor, so we have no reason to talk you out of a repair. On a typical fogged unit the new glass costs a fraction of a new window, and you keep the frame, the trim and the siding exactly as they are.

What a repair means

The glass unit, roller, balance or latch is swapped. Frame, sash, trim and siding stay. Usually one visit, often the same day as the estimate.

When we say replace

Rotten or warped frames, sashes that no longer square up, or glass so old a modern unit will not fit the channel. We tell you which, and why, before we quote.

How it goes

The Washington Window Way, for this job.

1. Look

A free estimate at your home or business. We measure the unit and check the frame, the sash and the hardware.

2. Cut

The new sealed unit or pane is cut in our Rochester warehouse. Most sizes are in stock; special glass takes a few days.

3. Set

We set the glass, replace any worn hardware, test the window and clean up. You get the same number to call if anything is off later.

Replacing insulated glass is most of what we do. The crew has done it in every kind of frame the South Sound has: vinyl, aluminum, wood, fiberglass, and the odd one nobody makes any more.

Condensation between the panes, a milky haze, water lines at the bottom edge or a whistling draft are all signs of a failed seal. If you can send us a photo and a rough size, we can usually tell you over the phone what it will take.
